Start Smart With Your Budget & Pre-Approval

Buying a home is exciting—until you fall in love with a house that doesn’t love your wallet back. The best way to start strong is to nail down two things early: what you can comfortably afford and how much a lender is willing to approve. 

Begin by reviewing your finances so your monthly payment fits your lifestyle, not just a lender’s formula. Look at your savings to cover a down payment, closing costs, moving expenses, and a small cushion for unexpected repairs. Review your income and consider how steady it is, especially if you’re self-employed or commission-based. Next, account for your current debts—credit cards, car payments, and student loans can impact what you qualify for and what feels comfortable each month. When building your budget, remember the full cost of ownership, including property taxes, homeowners insurance, HOA fees (if applicable), and utilities, not just the mortgage.

Once you have a clear budget, get pre-approved through a bank, credit union, or mortgage lender. Pre-approval shows sellers you’re serious, strengthens your offer, helps you shop in the right price range, and allows you to move quickly when you find the right home. Once you’re pre-approved, it’s time to start searching for homes with a clear plan. Begin by choosing your ideal locations and prioritizing what matters most—commute time, schools, neighborhood amenities, and long-term resale value. Next, create a must-have list (like number of bedrooms, yard size, or a home office) and a nice-to-have list so you can make confident decisions without getting distracted by “pretty” features that don’t fit your needs. As you tour homes, pay attention to layout, natural light, storage, and the condition of major systems like the roof, HVAC, and windows. Review disclosures when available, and take notes or photos after each showing so homes don’t start blending together. Your agent can also set up an MLS search to alert you the moment a matching property hits the market, help you compare recent sales, and guide you on fair pricing. The goal is to shop strategically, stay within your budget, and move quickly when the right home checks the boxes.

Seal the Deal

Once your offer is accepted, you’re officially under contract—and the focus shifts to getting you to closing day. You’ll work with your lender to finalize your loan, submit any remaining documents, and lock in your interest rate if needed. Next, schedule a home inspection to evaluate the property’s condition and uncover any concerns. If issues come up, your agent can help you negotiate repairs, credits, or other solutions. You’ll also secure homeowners insurance and a title search will be completed to confirm the seller can transfer clear ownership. As you get closer to closing, you’ll review your Closing Disclosure, confirm the funds you’ll need, and complete a final walk-through to ensure the home is in agreed-upon condition. At closing, you’ll sign the final paperwork, pay your closing costs, and then—best part—receive the keys. Congratulations, you’re a homeowner!
